The tax your buyer will really pay. The permits nobody closed. The changes coming down the street. Measured from county records, not guessed. One page, under your name.

Houses, condos and townhomes in Hillsborough County.

A real South Tampa new build

The bill says $3,118. Your buyer will pay $12,791.

Florida resets a home's taxable value when it sells. We project the new bill from what the county actually did with 363 similar sales, not from a rule of thumb.

The difference

Measured. Not guessed.

Most tools assume the county values a home at its sale price. It doesn't. In Hillsborough it comes in at about 77%. On a $900,000 home, that assumption is a $4,000-a-year mistake.

The rule of thumb$17,000a year · assumes value equals price
The county's own records$12,800a year · measured from 363 similar sales

Three things every buyer should know.

Answered before anyone signs anything.

1

The real cost.

The projected tax after purchase, district fees, and the escrow your buyer's lender should plan for.

2

The loose ends.

Open permits, a missing certificate of occupancy, roof age, and what the records can't confirm.

3

What's coming.

Rezonings and hearings nearby, flood and evacuation zones. Things a showing never reveals.

Questions

What agents ask first.

How is this different from the tax shown on Zillow or the listing?

Listings show the current owner's tax bill. A sale resets the taxable value, so the next owner's bill is often thousands of dollars higher. From February 2027 listing sites must also show an estimate, but by law it is the list price times the tax rate, leaving out exemptions and charges such as CDD fees. We project the actual bill from how the county valued similar sales.

How precise is the tax projection?

We measure how the property appraiser valued homes like this one against their sale prices (for example, 363 new single-family homes sold in Tampa last year) and apply the current tax rates and exemptions. You get the projected bill and the range 8 in 10 similar sales fall into. The appraiser sets the final value each January 1.

Can't I just look this up myself?

You can try. Most tools assume the county values a home at its sale price; in Hillsborough it is closer to 77%. On a $900,000 home that is about $4,000 a year. Then come permits, flood and evacuation zones and nearby land-use cases, each in a different county or city system. We do all of it in minutes, the same way every time, with a link to every source.

Does it work for condos and townhomes?

Yes. Houses, condominiums and townhomes. For condos, the report also covers what the association has already approved that a buyer may inherit.

Is it an inspection, an appraisal or a title search?

No. It summarizes public records in plain English, and every line names its source. It sits alongside the inspection and the title work. It doesn't replace them, and it never grades a home or says what it's worth.

Which areas do you cover?

Hillsborough County first, then Pinellas and Pasco. Other Florida counties will follow. Meanwhile, our free guides cover the rules statewide.

Whose name is on the report?

Yours. Your name, brokerage and contact details appear on every page, so it reaches your buyer as your work.

What does it cost?

Your first report is free. Founding agents in Tampa Bay get a locked monthly price, which we share after your first report.
